YOU ARE HEREBY NOTIFIED that the following described property will be sold at auction to the highest bidder at the west entrance of the Antelope County Courthouse, at 501 M. Street, Neligh, Nebraska 68756, on Aug. 17, 2026, at 10:30 a.m. CST:

Parcel #1 ? The West 614 1/3 links on West side of Tax Lot 1 AND the North 75 feet of the West Half of Tax Lot 2 and the North 81 ‘feet of the East Half of Tax Lot 2, and vacated South Street lying adjacent to Tax Lot 2, located in the N1/2NW1/4 of Section 10, Township 27 North, Range 8 West of the 6th P.M., Antelope County, Nebraska

The South Half of the Southwest Quarter (Sl/2SW1/4) of Section 7, Township 28 North, Range 8 West of the 6th P.M., Antelope County, Nebraska.

The successful bidder shall submit payment of the winning bid in full on the day and time of the sale, except this requirement is waived when the highest bidder is the Beneficiary. All taxes and fees are the responsibility of the successful purchaser.

The sale is subject to (1) all real estate taxes, (2) special, weed, and all other assessments, (3) unpaid water charges, (4) easements, covenants, and restrictions of record. Conveyance of the property will be by trustee’s deed. The property is offered “as is, where is” without any warranty whatsoever. The purchaser at the sale will be responsible for prior liens, all recording costs, all applicable fees, and all taxes, including and any real estate transfer or documentary stamp taxes. The sale is being held pursuant to the power of sale granted in the Deed of Trust recorded September 25th, 2018 in Book 260 of mortgages, pages 100-109 in the records of the Register of Deeds of Antelope County, Nebraska.

If this sale is set aside for any reason, the purchaser at the sale shall be entitled to a return of the purchase price, if paid by the purchaser. The purchaser shall have no further recourse against the beneficiary, the truster, the trustee or the attorneys representing the beneficiary or the trustee.
